LDEV-2823: Add properties that select whether standalone or embedded MySQL should be used for LAMS run and/or build. Make all Tools use MXJ connectors if needed. Make Tool Deployer usage lighter - libraries are not copied to Tools but they are referenced from a single spot. Copy MXJ connectors from "mysql_embedded" project if needed.

LDEV-2080: For all remaining tools - changed the way Hibernate properties are declared. Even for tools that did not need it the file was changed, so usage is the same everywhere.

LDEV-1606: Deploying classes both in tool's JAR and WAR files led to duplicate imports while trying to make Core Session Facory to be aware of tools' classes. Classes are not deployed in WAR files anymore, since they are not needed. Core Session Factory gets mappings of all the deployed tools.

LI-161: Generate special version of deploy.xml for tools that has a generic parameter in the place of the drive paths. This is turned on in common.properties (generate for installer) in lams_build. Only use this option if you are writing an installer/updater.

Changing the tool's build.xml so the create-deploy package copies the .war and .jar files from build/lib to /build.deploy

The deploy.xml is also updated to point to the jar and war in build/deploy

Now, the tool_version in tool_insert.sql must be replaced by @tool_version@, and the actual tool version goes in the buld.properties under tool.version

Applied the new style sheet to chat tool.

Removed reference to stylesheets in lams central and replaced with local versions. (ie aqua.css and fck_style.css)

Also modified the local versions of custom tag files.

Tool deployment utility has been changed to update the context path and class path when the tool is deployed. Build file changed to match and the main tool context application file moved so that only the tool's have a context file classpath of /org/lamsfoundation/lams/tool.
